The two townhomes currently under construction are located at 16421 and 16431 Kayla Drive in Lemont, Illinois. They are expected to be ready in Spring 2027. The other two townhomes will be built directly across the street and are expected to be ready in Summer 2027.
How large is each home?
Each home is approximately 2,885 square feet above grade, plus a full basement.
How many bedrooms and bathrooms are included?
Each home has four bedrooms and three and one-half bathrooms.
Is there a first-floor primary bedroom?
Yes. The primary suite is located on the first floor.
Is there a first-floor office?
Yes. Each home includes a dedicated office near the entry.
Is there a basement?
Yes. Each residence includes a full basement with a bathroom rough-in and flexible future space.
Is the basement finished or unfinished?
The basement is unfinished. Buyers may have the option to finish it for an additional cost.
Is there an attached garage?
Yes. Each home has an attached two-car garage.
Are all four homes the same layout?
Yes. Each duplex includes two mirrored residences.
Can I see the floor plans?
Yes. Floor plans are available on the MW Homes website.
Can I tour the property while it is under construction?
Yes. Construction-site tours are available by appointment.

What features and finishes are included in the price?
The home includes custom finishes and many premium upgrades. A detailed list of standard features, finish allowances and upgrade pricing will be provided with the purchase information.
Are kitchen appliances included?
Yes. Kitchen appliances are included. A washer and dryer are not included.
Is a fireplace included?
Yes.
Is a patio or deck included?
A deck is included.
Is landscaping included?
Yes.
Can buyers still choose colors and finishes?
Yes, depending on the stage of construction. Buyers who purchase early will have the greatest opportunity to personalize their selections.
Can buyers request upgrades or changes?
Yes, depending on the stage of construction and feasibility. Changes and upgrades must be approved and may involve an additional cost.
Will professional interior-design assistance be available?
Yes. Kathy and Anna from AK Designs and Staging will work directly with buyers to help coordinate finish selections, colors, materials and other design details, creating a personalized and cohesive home.
HOA and ongoing costs
How much is the monthly HOA fee?
$250 per month. The HOA president confirmed that the fee will not change in 2027.
Is there an HOA fee due at closing?
Yes. The purchaser must pay a one-time, non-refundable $500 capital reserve contribution at closing.
What does the HOA fee cover?
The fee supports common-area expenses and normal exterior maintenance. This includes maintenance and repair of common areas; roofs, flashing, gutters, roof vents, chimneys and skylights due to ordinary wear; trees, grass and shrubs; exterior walls; patios, decks and fences; and walks and driveways, including snow removal. The HOA also maintains certain association insurance and other operating expenses described in the governing documents.
Are lawn care and snow removal included?
Yes. Lawn care and maintenance are included, and snow removal is included for walks and driveways.
Are HOA documents available for buyers?
Yes. The Declaration and Bylaws and the recorded First Amendment are available for review. The First Amendment confirms that the $500 capital contribution applies at the closing of each qualifying sale.
What are the estimated property taxes?
Property taxes for the completed new homes have not yet been established. Taxes will depend on the final assessed value and applicable exemptions. Buyers should confirm an estimate with their lender, attorney, tax professional or the Cook County property-tax offices.
Location and purchasing
Which school districts serve the homes?
The area is served by Lemont-Bromberek School District 113A for elementary and middle school and Lemont Township High School District 210 for high school. Buyers should confirm specific school assignments directly with the districts.
How close are the homes to downtown Lemont and the Metra station?
The homes are approximately 4 miles from downtown Lemont and the Lemont Metra station at 101 Main Street, typically about an 8- to 10-minute drive depending on traffic.
Is MW Homes working with real estate agents?
No.
Do I need a real estate agent?

Do I need to be preapproved before reserving a home?
Yes. Mortgage preapproval or proof of funds is required before a home can be reserved.
